Landlord M.O.T.

Don’t have/ don’t want an agent?
 
We can conduct a full landlord M.O.T - This is where we check that your property is compliant with legislation in each of the the following areas;

 

  • Electrical Safety – Under the Housing Scotland Act 2014 rental properties must have an Electrical Installation Condition Report (EICR). This a check of the fixed wiring in the property and must be done by a competent electrician. If you are providing appliances or electrical items as part of the let then you will also require a

  • Portable Appliance Test (PAT) carried out to ensure these are safe for use. Both of these are required every five years.

  • Gas Safety – If your property has gas heating or appliances then it will require a Gas Safety Certificate carried out by an engineer who is gas safe registered. This is a check that is required annually.

  • Energy Performance Certificate – All rental properties must have an in date Energy Performance Certificate (EPC). These are required to be carried out every ten years and determine how energy efficient your property is, it’s carbon emissions and also details any potential improvements that could be carried out to improve the energy rating.  

  • Legionnaires Risk Assessment - Landlords in Scotland must ensure a risk assessment has been carried out to determine the level of risk if any of water in the rental property becoming contaminated with Legionella. 

  • Smoke & Heat Detectors - Every home in Scotland must now have interlinked fire alarms. These are alarms that talk to each other i.e. when one goes off, they all go off. These include smoke, heat and monoxide detectors where appropriate.

    
Should your property not be compliant in any of these areas we will gladly have the necessary remedial work arranged on your behalf using our regular contractors that have been tried and tested over 10+ years ensuring that your property is complaint and ready to hit the rental market.

We will also provide you with a handy quick reference guide for everything that you as the landlord would need to consider when a tenant has been secured such as, where to obtain lease paperwork, information regarding deposit schemes, notifying council tax and utilities, etc.

Property Condition Reports

While rare, unfortunately disputes do happen at the end of a tenancy when it comes to the repayment of deposits. Having an inventory protects both the landlord and the tenant from a potentially lengthy, drawn out arbitration process. We can prepare a detailed written and photographic report and have this digitally signed to protect all parties.

As a follow on service we can also offer routine property inspections as either a one off or on a regular basis. Inspections are vital in ensuring the property is maintained appropriately by both tenants and landlords

Lastly, we can carry out a final check out inspection after a tenant has vacated your property. We would compare the final move out condition to the initial inventory, as well as any subsequent inspections, and provide a comprehensive report detailing any significant changes to your property which might be considered tenant liability, and also any potential remedial items that landlords may wish to consider prior to re-marketing their property for a new tenancy.
 
All of the above can be conducted within one software with all reports for your property being kept in a designated file ensuring that they are easily accessible, providing a smooth, consistent record of the properties condition over time.
